Property Development

We acquire, feasibility-test and carry sites through land division — splitting a single allotment into two, three, four, five, or up to ten new titles across Adelaide and South Australia's established suburbs.

Development is where a site's future gets decided — how many titles it can realistically carry, what Council will approve, and what the numbers actually support once land cost, civil works and construction are all in the one model. We run that process in-house rather than handing it to a broker or a separate consultant, because the assumptions made at acquisition are the ones a project lives with for years afterward.

Every site we take on moves through the same discipline: acquisition and feasibility, design direction, and a land division application taken through Council to a fixed approval — before it's handed to our own project management team to build. That continuity is the point: the person who signed off the feasibility is still accountable for the site at settlement.

Land division applications taken through local Council — run by the same team that priced the site, not handed off to an external town planner mid-process.

Debt and equity structured against a project's real risk profile — short-term development finance sized to a handful of new titles, not a masterplanned estate.

Single-title splits, one into two to one into ten

From a straightforward one into two torrens title split to a one into ten infill subdivision — standalone dwellings on every new allotment, not apartments.
